APV Engineered Coatings, makers of NeverFade Façade Restoration Coatings, has added to its building product offerings with BLOCKSEAL, a water-based, waterproof liquid flashing that seals window and door substrates in new and existing residential, commercial and industrial applications. The liquid flashing product meets and exceeds AAMA 714-19, Voluntary Specification for Liquid Applied Flashing Used to Create a Water-Resistive Seal around Exterior Wall Openings in Buildings.

BLOCKSEAL Liquid Flashing is a low-VOC, fast-drying acrylic adhesive that keeps moisture from penetrating door and window openings beneath a structure’s exterior façade. Its high resin content provides adhesion to the substrate, eliminating moisture penetration.

“The tight, waterproof seal shuts out moisture, considerably extending the life of the building exterior,” said Ernie Porco, product application engineer with APV Engineered Coatings. “BLOCKSEAL protects the structural integrity of the building by reducing the potential for mold growth and freeze-thaw damage that can occur beneath the exterior façade.”  

Bonds to a Variety of Substrates

BLOCKSEAL can be applied to a wide variety of surfaces, including weathered wood, shakes, plywood, clapboard, primed metal, galvanized metal, urethane, polyester, adobe, brick, stucco, masonry, slate and slab. It can also be installed on concrete, including green concrete that has set but has not appreciably hardened.

“For appropriate adhesion, surfaces should be cleaned prior to application to remove any previous coatings, dirt, grease and other foreign materials,” said Porco. “It is especially important to remove mold, mildew and algae from the surface, because, while BLOCKSEAL resists mildew growth, it will not kill mildew already on the surface.”

Contractors can apply single-component BLOCKSEAL using a brush or roller. A wet film thickness coat between 10-16 mil is recommended and a minimum of four hours of dry time is required before applying a compatible paint or other finish coating. Because BLOCKSEAL contains grit, contractors do not need to cast sand on the surface after application. Spills and tools can be cleaned with warm, soapy water.
