Construction-defects Reform Bill Would Make it Harder for Homeowners to Sue Over Faulty Construction

Lawmakers claim the bill will help recharge Colorado's condo construction market

Introduced into the Colorado Senate on Tuesday, Senate Bill 177 would make mediation or arbitration the preferred method of dispute resolution and require a majority of homeowners in a condo or homeowners association approve any legal action before it is taken. Reform advocates say Colorado's condo market has dried up partly due to construction-defects law increasing the liability and insurance premiums for builders making owner-occupied multifamily projects not viable for them.
